Specifications

Before any major project can be accurately priced DK Building will go through your ideas and plans to identify and specify every task that will be carried out in each room. Close cooperation at this stage ensures our clients are completely satisfied and confident that the project will be finished in line with their expectations. DK Building always endeavour to create the building the client is imagining. It is at this stage, that our designer can make suggestions and offer advice if necessary. There are a lot of decisions to be made and it can be very confusing. The finished list for a room may look something like this:

The team at DK Building can help by advising you what is possible from a construction point of view, and the client will make the final decisions on how their property will look when work is completed. The final specification is used to formulate a detailed quote for the client before work commences. Any amendments made during the project will be recorded and kept in a separate folder. It is wise to have a ‘contingency’ fund in case the unexpected occurs!

Whichever builder you choose for your project, you will need to go through this planning and specification phase and it is a fundamental part of Our Process.

PRICE GUIDE

After an initial meeting, we offer a rough estimate without any charge. Typical price ranges for our most popular projects are below (VAT included):

House extension – approx. £3,000 – £5,000 per sq.m
The lower price would be for a simple extension without any structural work, and the upper price for an extension with structural steels and bifold doors for instance.

Full house refurbishment – from £1500 per sq.m

Loft conversion – from £50,000

Garage conversion – from £30,000

A written quote can be provided for a fee of £240

Planning and specification services:

  1. Comprehensive: Technical plans and specifications package – from £2,000

    This includes: Initial survey, consultation and design session with the architect;
    Building Control plans
    Preparing detailed specifications (including site visit if necessary)
    Final pricing of the job

    2. If planning permission is required, preparation of plans for planning application – from £1,000

    3. Where plans are provided, detailed specifications and final pricing of the job – from £500

If DK Building carry out the building works, these planning fees are deductible from the total cost of the job.

Clients should be aware that depending on the project, extra charges for planning applications, plans for planning approval, building control inspections, structural engineering reports and utilities may be incurred by external bodies and these are outside our control.

CONTRACT AND PAYMENTS

Before building commences DK Building signs a contract with the client and stage payments will be agreed.
