Why Convert?

Most loft conversions can be constructed without obtaining planning permission however from a building control perspective it may be the most complex domestic project to undertake! 

It is likely your loft space was not designed to bear the loads of an inhabited room and as a result, both the roof and floor will need additional structural strength in the form of steel beams. Additional timbers will be required to accommodate the new insulation and plaster boarding.

Planning Permission vs Building Regulations

A new staircase will be required and built to comply with relevant regulations. Many people confuse the need for Planning Permission with Building Regulations. They are completely separate requirements and each need to be satisfied. Planning Permission concerns itself with the use and look of a building and its effect on the local environment, the Building Regulations are to ensure that buildings are constructed to a suitable level of quality and safety.
