Renovations

DK Building have carried out a number of total home refurbishments. Clients may be attached to the family home and choose to upgrade a neglected property rather than sell it, some people are investing in their “forever” home, and for others it is just time to upgrade their property. This sort of project requires careful planning and a room-by-room specification and is most easily carried out when the property is empty.

Essential work may include installing a damp proof course at the base of the property and replacing or repairing the roof and joists at the top. Removing and renewing external rendering and possibly repointing brickwork can all turn out to be much more extensive than at first glance.  The guttering and drainage system may need repairs or replacement, and excavations sometimes reveal unexpected difficulties such as collapsed walls. In such cases a suitably qualified engineer will be brought on site to assist and advise.

Structural work: Where walls and doors are moved or removed, structural steelworks and engineering input may be required. If structural changes are made this will often necessitate new flooring to be installed. All skirting boards and wall pannelling will need to be removed and replaced to accommodate such modifications. 

The Building Control officer will inspect at regular intervals during the project to satisfy the authorities that works meet the required standards. Without such proven compliance you may have difficulty selling the property in the future. DK Building always works closely with your local authorities and will provide relevant certificates and guarantees.

Internal work is likely to involve all the basic systems in the property: heating, electric, gas and water. The old electricity supply may need re-wiring and a new fuse box installed in order to meet current regulations. 

With energy prices rising sharply and government funding available, homeowners are being encouraged to make their properties more energy efficient. When carrying out a refurbishment, this is the ideal opportunity to assess the need for Retrofit measures such as insulation and ventilation. Installations – Clients will often decide to rip out kitchens and bathrooms completely and fit modern appliances and equipment throughout before painting and decorating. These finishing touches allow clients to put their own stamp on a home, and they may choose to subcontract this part of the project to another provider.

The specification phase is particularly critical where there are important or historical features to be retained, and also allows the client to choose exactly how their budget is being spent.
